The combined impact of all these things that sealcoating does to a pavement is that it extends pavement life.  And sealcoating is an essential part of that maintenance process. On average, asphalt can last between 10 and 35 years, depending on its usage. For example, a busy asphalt road will wear down much faster than a driveway that has minimal traffic. Colorado has severe extreme weather events that cause roads to crack and crumble more frequently, thus shortening their life span. With regular sealcoating, these surfaces can last well over 30 years with minimal repair and maintenance needed.
